Questions
Who the app is for, what it costs, and what happens to your data.

Who is this for
Anyone who hands a property to someone else and may later have to prove what condition it was in. In practice that is four groups:
- Letting agents and inventory clerks producing check-in and check-out reports as a deliverable
- Landlords who self-manage and face the deposit argument personally
- Short-let and holiday-let hosts documenting a property between guests
- Property managers keeping a condition history across a portfolio
What they share is the moment the app is built for: a disagreement, weeks or months later, about whether something was already like that.
Short lets and Airbnb
Yes, and the reason is worth reading if you host.
Airbnb changed its damage-protection terms on 20 April 2026. Evidence must be true, accurate and not doctored or falsified. AI-generated, enhanced or upscaled images are banned. Timestamps are named explicitly. And case managers verify photo authenticity and the timeline.
That is a description of what Handover already produces. Photographs are taken in the app, not generated, not enhanced. Every report carries a SHA-256 fingerprint of its images, so you can show the file has not been altered since it was made. The report is signed, dated and paginated.
The part that decides most claims, though, is the baseline. A photograph of a damaged sofa proves a damaged sofa. A photograph of the same sofa before the stay, beside it, proves the guest did it. Handover carries the earlier record forward and prints the two side by side, with the items that got worse flagged ahead of the room detail.
A claim is easier to argue for damage caused during the stay than for wear that was already there. Documenting the property before the guest arrives is what makes that distinction possible.
Turnovers make this quick enough to actually do every time. After a guest leaves, a turnover arrives with the previous record already carried over and already rated, so a cleaner changes the two things that are different instead of tapping sixty items. The report lists only what got worse during that stay, and prints the claim deadline — fourteen days after checkout or the next check-in, whichever comes first.
What it costs
The app is free, and one thing costs $4.99 once. Everything you need to produce a dispute-ready report is free with no limit and no watermark. The single purchase puts your own logo and company details on the document in place of the one-line credit in the footer. It is not a subscription, there is no per-report charge, and nothing renews.
What the free version does
Everything. Unlimited properties, inspections, photographs and finished reports, the check-in to check-out comparison, meter and key records, signatures, on-device note drafting and iCloud sync. No trial, no expiry, no watermark.
A free report carries one line of small grey type in the footer naming the app. That is the only difference, and $4.99 replaces it with your own.
Cancelling
There is nothing to cancel. The branding purchase is one-time and does not renew. The $9.00 monthly subscription sold before 1.3.0 was withdrawn from sale; if you still hold one, cancel it in your Apple Account settings and keep your branding.
You can start it from inside the app: Settings → Manage subscription opens Apple's own cancellation sheet without sending you hunting through iOS Settings.
Reports you have already made stay on your device. The subscription controls what the app will produce next, not what you already hold. Your existing PDFs are ordinary files and remain yours.
Restoring on a new phone
Open Settings → Restore purchases. The subscription is attached to your Apple Account rather than to a device. If it does not appear, check you are signed in with the account that bought it.
Signal and accounts
Handover works with no signal at all. Empty properties have poor reception and that is exactly where the app gets used, so the walk, the photographs and the report generation all happen on the device.
There is no account. No sign-up, no password, no email address required to use the app.
Using it on more than one device
Yes. Start an inspection on the phone at the property and finish it on the iPad at the desk — inspections, photographs and signatures follow any device signed into the same Apple Account.
It travels through your own private iCloud, on your own storage. There is no account with us and no copy on our side, so this changes nothing about what we can see: still nothing. Turn iCloud Drive off for Handover and the app works exactly as before, on that device alone.
Where the data lives
On your phone. Properties, inspections, photographs, signatures and finished reports are stored on the device.
We cannot read your reports. Not as a policy we promise to keep — there is no server holding them to read. The App Store listing declares Data Not Collected, and the architecture is why that is true rather than aspirational. Purchases are handled by Apple; we never see a card number.
Holding up in a dispute
A condition report is evidence, not a verdict, and nobody can promise you an outcome. What a document can do is be hard to argue with, and that comes down to four things: a dated baseline taken before the tenancy or stay, the same item photographed twice, a signature from both parties, and proof the images have not been altered.
Handover produces all four. The most common reason a claim fails is not a weak report — it is that no baseline was taken at the start.
Your own branding
Add a logo and your contact details in Settings and every report goes out as yours, on the cover and in the footer. Included with Pro.
Devices and iOS
iPhone and iPad, iOS 18 or later. The iPad layout is designed for the iPad rather than scaled up from the phone. There is no Android version and no web version.
Note drafting is part of Pro and uses Apple Intelligence where the device supports it. Everything else works on any supported device.
Backups and export
Reports are ordinary PDF files. Share them to email, Files, or anywhere else the moment they are made — that is the export, and it means your evidence is never trapped in an app.
Because data lives on the device, your normal iPhone backup is what protects it. A report you have already shared or saved elsewhere is safe regardless.
